Moving in or out of a high-rise or condo building in Miami is a different experience from any other type of residential move. After thousands of high-rise moves in Brickell, Miami Beach, Aventura, and Coral Gables, here is everything you need to know — and everything your moving company should be handling for you.

Step 1 — Check Your Building's Moving Rules Before You Book

Every Miami high-rise has its own moving policy. Before you book a moving company contact your building management and ask:

What are the approved moving hours? Most Miami buildings restrict moves to weekdays between 8AM and 5PM. Some buildings on Miami Beach have additional restrictions near peak season.

Do you require advance elevator reservation? The majority of Miami high-rises require service elevator reservations 48-72 hours in advance. Some popular buildings in Brickell require up to 2 weeks notice during peak periods.

Is there a building move-in or move-out fee? Many buildings charge administrative fees of $200-$500 for moves. This is charged to the resident — not the moving company — so factor it into your budget.

Do you require a Certificate of Insurance from my movers? Almost every Miami high-rise requires a COI from the moving company before approving the move. The COI must name the building as an additional insured and specify minimum coverage amounts.

Step 2 — Choose a Mover with High-Rise Experience

Not all movers are equipped for high-rise work. When interviewing moving companies ask specifically:

Can you provide a Certificate of Insurance immediately upon booking? If they hesitate or say they need a few days — find another company. This is a basic requirement and an experienced company has this ready within minutes.

Have you moved in this specific building before? Miami's most demanding buildings — SLS Brickell, Brickell City Centre residences, W Miami, 1000 Museum, Porsche Design Tower, Williams Island — all have unique procedures. A mover with experience in your specific building eliminates most of the common delays.

Do you handle elevator reservations? Your moving company should take care of elevator coordination with building management as a standard part of the service — not an extra you have to manage yourself.

Step 3 — The Moving Day Checklist for High-Rises

The night before: Confirm your elevator reservation. Confirm your COI has been submitted and approved by building management. Confirm parking arrangements for the moving truck — many buildings have designated loading docks that require advance clearance.

Moving day morning: Photograph the condition of all common areas — hallways, elevator interiors, lobby — before the move begins. This protects you from being held responsible for pre-existing damage.

During the move: Ensure your movers use floor protection and corner guards on walls and doorframes. Reputable companies bring these as standard equipment.

After the move: Do a final walkthrough of the common areas and confirm no damage occurred. Collect your building deposit receipt if applicable.

The Most Common High-Rise Moving Mistakes in Miami

Not reserving the elevator in advance — the single most common cause of moving day delays. Your building will not allow the move to proceed without a confirmed reservation.

Booking a mover who cannot provide a COI — the second most common cause of moving day cancellations. If your mover arrives without a COI your building will turn them away.

Scheduling on a weekend — many Miami buildings do not allow weekend moves. Always confirm this before booking.

Underestimating the time — high-rise moves take longer than ground-floor moves. Every trip requires elevator time. Factor in at least 20-30% more time than a comparable ground-floor move.
